Private House Prices in Western Ukraine Rise | Increases of Up to 28% in One Year

Western Ukraine Among the Most Expensive Markets for Private Houses

Regions in western Ukraine are among the country’s most expensive real estate markets for private houses, amid rising prices and growing demand for residential properties. Over the past year, average prices in the main regions analyzed have increased by up to 28%, according to data from the Dim.ria real estate platform.

The market’s evolution is being driven by both a decline in available supply and an increase in demand. This dynamic is associated, among other factors, with population relocation to the western regions of the country and the growing need for housing amid the war.

Demand Rises as Supply Declines

Available data on the real estate market indicate a decline in the number of private houses offered for sale in western Ukraine. At the same time, buyers’ interest in these regions has increased, contributing to continued pressure on prices.

Western Ukraine has become an important destination for individuals and families who have relocated from other parts of the country. This demographic dynamic has affected the residential market, particularly in regions considered more attractive for relocation and longer-term settlement.

Kyiv Leads the Price Rankings

In September 2026, the most expensive private houses are being sold in the Kyiv region, where the average price reaches approximately $150,000 for properties located outside the capital.

Compared with the same period last year, the average price of a house in the Kyiv region increased by 58%, representing the largest increase among the regions included in the Dim.ria analysis.

Zakarpattia Among the Most Expensive Regions

Zakarpattia ranks among the leading markets for private houses. In September 2026, an individual house sold for an average of approximately $136,000.

Compared with the previous year, prices in the region increased by 5%. The relatively high price level is associated with the region’s attractiveness for relocation and demand for residential properties in an area located in the western part of the country.

Lviv and Ivano-Frankivsk Record Significant Increases

In the Lviv region, the average price of a private house reached approximately $119,000, representing an increase of 28% in a single year.

A significant increase was also recorded in the Ivano-Frankivsk region, where a house costs approximately $110,000 on average. Compared with the previous year, prices increased by 16%.

Both regions are among the key residential markets in western Ukraine, while the rise in prices reflects both demand dynamics and structural changes in the real estate market.

Odesa Completes the Ranking

The Odesa region completes the ranking of the most expensive markets for private houses, with an average price of approximately $105,000.

Over the past year, the average value of a house in the region increased by 11%, confirming the broader trend of rising prices in the residential property segment.

The Real Estate Market Reflects Demographic Changes

The evolution of private house prices highlights the impact that population relocation and changes in the distribution of demand are having on Ukraine’s real estate market.

In western regions, the reduction in supply alongside rising demand is contributing to the maintenance of high prices. If this trend continues, the residential market in western Ukraine is likely to remain one of the most dynamic segments of the country’s real estate sector.
